Planning application forms and fee information

A 20% increase in Planning fees is expected to come into force on 17 January 2018. If you have submitted an application to us please ensure that the fee is paid in full and that all documents submitted to us comply with all statutory requirements and those on our validation requirements. If this is not the case, we will be unable to validate your application and thus a further fee may become payable if the information we require is not received prior to 17 January 2018. The draft Statutory Instrument, which was approved by Parliament on 19/12/17, can be viewed at Legislation.gov.uk


All planning applications must be accompanied by a completed application form and a fee, as well as the relevant plans. Applications will not be registered as valid if information is missing, or if submitted information is inaccurate or contains discrepancies. Please view the validation checklist relevant to your application type, and ensure all relevant information is submitted

Planning Application Fees

If you intend to claim a fee exemption, please set out the reason for this in writing at the time of submitting your application.
 

Affordable Housing Contributions

If your proposal includes a net increase in the number of houses your development will be eligible for an on-site contribution of affordable housing or a financial contribution towards affordable housing elsewhere in the District. Local thresholds for affordable housing contributions are set out in Policy CS8 of the adopted core strategy.

Other Requirements

In respect of planning applications that involve sites that affect potentially contaminated land, the Environment Agency have been asked to be consulted because of the sensitive nature of the geology and groundwater in Chiltern District.  As such, on such sites, planning applications should be accompanied by a Preliminary Risk Assessment (PRA).  If no PRA is submitted, then the Environment Agency will object to the planning application.  A list of the types of sites is detailed in the letter from the Environment Agency dated 10 February 2014 (   LINK    ).

In addition, certain planning applications should be accompanied by biodiversity and ecological surveys.  These include all major planning applications, all conversions of barns and other non-residential buildings in the countryside to dwelling(s), and any proposal located within a Site of Special Scientific Interest (SSSI).  If this information is not provided, then any planning application that falls into this criteria is very likely to be refused planning permission.
